Rent collection
Rent is due on the 1st and late if not paid by the 3rd. On the morning of the 4th we call, text, and email the tenant. Still unpaid the next day? We do it again and notify you.
Owner payments go out on the 6th and arrive by direct deposit around the 8th or 9th. You never receive a short payment without a conversation first.
Over 20 years in business with a very low delinquency rate. We have eviction experience, but most of it came from troubled properties we took over from other managers and owners, not from our own screening.
If we don’t collect rent, you don’t get charged.
Maintenance
We look for deferred maintenance and handle tenant requests directly. Before a tech rolls out, we troubleshoot by phone, with both staff and AI.
The reset button under a garbage disposal. The wall switch that powers the dishwasher in many Texas homes. Walking a tenant through fixes like these avoids a trip and saves you roughly $75 to $100 each time.
You approve the work beforehand, and you see what happened, why, and what it cost, with clear communication throughout.
Reporting
A monthly report arrives with each owner payment. Year end reports are prepared in January and sent with the January payment, so your accountant has what they need. We will work with your accountant directly.
